If your Building Work requires a Building Permit you must engage a Building Surveyor .  New Legislation has now passed that the owner must engage their own Building Surveyor.  Your Builder can give you recommendations, but by law you must engage your own.  We will give you links on how and where to find your own Building Surveyor.

What is a Cost Estimate?

Estimates only provide cost approximations and are best used as budget “Ball Park” guides.

Quotations, are they Accurate?

As the saying goes, “the devil is in the detail.”   It is to the Homeowner’s advantage if time is taken to write down everything they want included in the work before sitting down with the Builder.  The more detail discussed and included in the Quotation, the greater the accuracy and the greater the chance of ending up with what you want.

Why do Quotations Vary?

Again it is generally in the detail; let’s look at a supermarket trolley for example..  Two Trolley’s, both containing exactly the same Shopping List of goods one full of “Home Brands” the other full of “Premium Name Brands.”  Take them to the checkout and naturally there is a large cost difference.
It is exactly the same with Building Items, you can end up with “Cheap and Cheerful”, “Premium Quality Items” or possibly,  something in between.  Only compare “Apples” with “Apples” ; and not “Apples” with “Lemons!”  Lemons may be cheaper, but are sure to leave a sour taste in your mouth.

Do I need an Engineer to Certify any Structural Modifications?

You Most Certainly Do!  Both the Law and Commonsense Demand It.  Your home is the single biggest investment and the most Valuable Asset that you have and you should protect it. If you should engage with a Builder who has the “we wont worry about that I can sort it no prob’s” approach; they could leave you with a Long Term liability.
